Reports note healthy start to 2019

The real estate market in Phnom Penh is experiencing a shift toward more affordable residences. This comes reported via CBRE’s quarterly marketview, which breaks down residential, commercial and retail space in the city.New to this report is an analysis of the landed property market, known locally as boreys. These gated community are extremely popular among Cambodian families and cover a wide range of market segments. See what boreys look like by browsing boreys for sale in Cambodia on our site. Meanwhile, a report on the second half of 2018, released by Knight Frank Cambodia, also touched on the growth in popularity of the borey market. This document noted that borey developers are moving to include more lifestyle amenities such as pools and gyms in the communities they create.Condos come onlineNoting the general shift in the condominium market, James Hewson, research and consultancy manager at CBRE, noted that three condo projects were completed in Q1, bringing over 1,000 units to the market.However, he noted that five more projects were officially launched since the start of the year, 76% of which are positioned in the affordable segment.Indeed, Knight Frank Cambodia’s report also indicated a move away from high-tier properties.“Although supply still outpaces demand for condominiums, the rapid urbanisation rate in Phnom Penh is pushing prices for landed homes beyond the affordability level for the middle class population,” the report reads.Brand new to boreysThe latest report from CBRE was its first to dive into the borey market. This market has been wildly successful for local buyers both because of affordability, land ownership and financing options.CBRE’s data showed that a majority of borey developments are in Sen Sok district. Other major areas for these projects include Russey Keo, Meanchey and Chbar Ampov. Additionally, the document forecasts that Chroy Changvar will become a new hotspot for boreys over the next three years.The paper also broke down the average prices of various types of housing within boreys. It stated that, on average:Flathouses and linkhouses are selling for just over $100,000Shophouses are going for just over $200,000Twin villas are selling for around $260,000Villas, which includes single villas all the way through to queen villas, are averaging almost $800,000. However they span a huge range from around $400,000 to over $2 millionAccording to Kinkesa Kim, senior analyst at CBRE:"We’re expecting an increasing supply of affordable borey in the coming years, especially from local developers. A majority of them are offering houses at below $60,000 per unit. These affordable borey projects are growing particularly in Por Sen Chey, Dangkor and Mean Chey District."No slump in sightThe doom and gloom on everyone’s minds at the end of 2018 has seemed to pass. Though there are still lasting fears of price correction in the condo market, it seems that developers are taking the hint and shifting their focus.Instead of courting only international investors, it seems that more and more are aiming toward the local market. Find CBRE’s report here and Knight Frank’s here. Khmer New Year is here again. It’s a time of year when many people pack up and take a trip. Many chose to travel around Asia. But tourism to locations in Cambodia is on the rise, too. Of course, everyone knows about Siem Reap and Sihanoukville. But if you’ve been in Cambodia for a while chances are you’ve already been there. So we’ve decided to look at places that won’t be crowded with tourist.Here’s our guide to the other places in Cambodia you should consider visiting this year:MondulkiriIt’s the largest and most sparsely populated province in Cambodia. So, it’s no surprise that most of the province’s best features are its natural wonders. It hosts pine tree forests, mountains, coffee plantations and is home to most of the country’s elephants.The waterfalls in Mondulkiri are quite popular. Most well-known are:Sen Monorom Waterfall is a short trip from the provincial capital.Bou Sra Waterfall is a short drive from Sen Monorom. It’s one of the largest in the country.Romnea Waterfall is just 10 kilometres from Sen Monorom. Eugene Morozov, a Russian expat, said he recently rode his motorbike to Mondulkiri from Phnom Penh, but in the future would opt for a bus because of poor road quality.“There isn’t much to do besides hiking and experiencing nature. But it’s not hard to find guesthouses in Sen Monorom,” he added.KepRight down the road from Kampot, Kep is still off the beaten path for tourism. It won’t be for long, however. The area has beautiful beaches, an amazing wildlife park, organic pepper farms and a sleepy vibe.Rabbit Island just offshore is great for a few days, or stop by the butterfly gardens outside of town. And don’t forget to order a crab dish at one of the seafood shacks next to the market. Guesthouses and bungalows are still the main types of accommodation here. There are still a couple of larger hotels, however. It’s easy enough to catch a bus or taxi to Kep, or even take a tuk-tuk there from Kampot.Exploring old colonial villas is quite popular in Kep. The province has tons of quirks that you won’t find else, however. First off, it is one of the best places in Cambodia to find French colonial buildings. In fact, many of these places have been converted into guesthouses, so you can experience them first hand. Don’t forget to capture it with plenty of Instagram pics!There’s also the ruins of Wat Banan, from the 10th century. It may not be as huge as Angkor Wat but you can bet it won’t be swarmed with tourists either.We can’t forget the famed Bamboo Train, either. Known as “Nori,” the cars are wooden platforms powered by small gas engines. This place is definitely not a typical tourist location. On the other hand, many stop here for a night when bussing between Cambodia and southern Laos.Check out Koh Trong, an island in the middle of the Mekong. Kratie is also known as a place to see the river’s elusive dolphins. It can be tricky to catch a sighting. But it’s about the journey not the destination, right?Sok Sothea, a Khmer language teacher and avid traveller, said he had stopped in Kratie three times on trips to other parts of Cambodia.“There are a lot of colonial buildings there. I also like to visit Wat Sasau 100, or Pagoda of 100 Pillars,” he said.Because it isn’t a huge tourist spot, there’s a smaller selection of accommodations in Kratie. They’re all affordable, however, so stay for a night or two and see what life is like.Koh KongKoh Kong is usually looked over in favour of Sihanoukville next door. It gained the spotlight briefly in 2017 when plans were announced for an airport there. Read the whole story here.Being near to the Thai border means there are a couple of casinos here. Sothea, who has been there twice, said that he liked to go for walks through mangrove forests there.“There are so many hotels there and lots of good restaurants,” he said, adding that the roads were excellent by Cambodian standards.“I recommend taking a drive along the National Road 48 Bridge. It’s one of the longest in the country.”A traveller's paradiseThere you have it! Five spots that are off the beaten path in terms of tourism. These spots are growing in popularity. Especially as more Cambodians enter the middle class and have more disposable income. Tourism is such a large part of the Kingdom's economy, however. Alibaba vows to boost activity in Cambodia

Online commerce has notably grown over the last few years, while the Industrial Revolution 4.0 continues to be deeply embedded in the contemporary world.There are a few companies that have blazed the trail for ecommerce. These include the likes of Alibaba, Amazon and eBay. Buyers the world over are using these sites to both buy and sell goods.Many of these e-commerce players have made it a goal to penetrate into new markets. These markets have huge potential and massive consumer bases.In a recent interview with Capital Cambodia newspaper, Kevin Li, Alibaba's general  manager of transportation, said that Cambodia is central location in Asia. The country has huge potential for warehousing, and as a transportation hub to other countries in the region such as Thailand, Vietnam and Myanmar.Additionally, Alibaba CEO Jack Ma, expressed plans his firm has to establish networks in Cambodia over the next five years. These networks would be key in transporting goods from China to the Mekong region.News of this decision follows on the heels of a similar announcement by Alibaba’s US rival Amazon. The e-commerce giant, headed by the world’s richest man, Jeff Bezos, recently chose Vietnam to host a transportation hub in Southeast Asia.In choosing Cambodia to be a part of its strategy moving forward, Alibaba is building on the mounting relationship between China and Cambodia playing out through the One Belt, One Road policy.One key advantage Cambodia has over its neighbours Thailand and Vietnam is its use of the US dollar. Siem Reap has always been the main tourist hub of Cambodia. In recent years, however, southern Sihanoukville has been stealing the real estate spotlight. Chinese investment in the coastal province has fuelled the biggest property boom in the Kingdom’s history.Some say Templetown is set to follow a similar path. Others contend it will be more of a gradual process. Realestate.com.kh’s Ky Kosal spoke with four Siem Reap property experts to get their opinionsWhat were the strengths and weaknesses of the Siem Reap market in 2018?Charles Evans, director of Cambodia Property Shop:It was a good year for Siem Reap’s land market. Prices went up and more hotels and businesses were developed. Both tourism and investment from China increased.However, the mood was soured a bit by lack of professionalism among agents. This year we saw many inexperienced people acting as unlicensed brokers. What’s more, rental prices were mostly stagnant.Chrek Soknim, president of Cambodian Valuers and Estate Agents Association (CVEA):Hospitality has always been the biggest industry in Siem Reap. The market for low- and mid-range accommodation is growing rapidly. Conversely, the market for both apartments and commercial space didn’t do as well. Demand just isn’t there yet. Read more about hotel sector in Siem Reap! Choch Cho, founder and CEO of Siem Reap Property Services:Rents didn’t move much in 2018. November and December saw slight increases, however. There are still many Westerners coming to retire here.We are seeing a growing trend of online businesses in Siem Reap. That can only serve to strengthen the economy.Phin Vanna, CEO of Camglobe Realtor in Siem Reap:Plot land transactions were up in 2018. Dom Dek commune and the Phnom Krom area were particularly popular. Land around Tram Neak market saw a huge price bump. I think growing investor demand was responsible for this.What will happen to the Siem Reap market over the course of 2019?Charles Evans:This will be a good year for business. Without a doubt, Chinese investors will dominate the market.More Chinese nationals will continue to purchase land and other properties. Siem Reap’s growing land values are pretty much the same to Sihanoukville, Kep and Kampot in that respect. I believe land is the best type of property investment in Siem Reap right now.Chrek Soknim:If you’re thinking of starting a business in Siem Reap, 2019 is the year to do it. International investors will be flocking here soon.Tourism will lead the growth, but other industries will follow such as food and beverage, entertainment, apartments, eco-tourism and much more. Siem Reap’s GDP growth is expected to be around 13% this year. You can to learn more about a great opportunity for a holiday home in Siem Reap.Choch Cho:Many Chinese investors and visitors will come to the province in 2019.Meanwhile, agents in the area need to boost their professionalism, skill level and honesty.Also, the government needs to keep pace by improving infrastructure in the area. They need to promote safety and a clean environment to welcome investments.Phin Vanna:This year will see many construction projects. Many will start building houses on new plots.Chinese developers will begin projects and finish them in the coming years.Local developers, on the other hand, will target middle-class Cambodians with units at or below $50,000.There will be a boom, but it won’t happen as fast as it did in Sihanoukville. For one thing, we have more restrictions on high-rise developments. Also, casino investments aren’t welcome here.Generally, people in Siem Reap are aware of what is going on in Sihanoukville. When people talk about foreign investment in Cambodia we often hear about Chinese, Korean, Singaporean, Japanese, or European businesses. But what about the Philippines?Philippine businesses have a significant presence in Vietnam and Thailand. The two countries are among the Philippines’ biggest trade partners in Asean. Though their footprint is still quite small in the Kingdom, many of their operations here are growing rapidly.Many say that over the next few years Filipino businesses will become a significant force in the Cambodian economy.A long history of trade tiesTrade ties between the two countries go back to the times before the Spanish colonization of the Philippines.During the 16th century, there was a brisk barter trade between Cambodia and the southern Philippines. Commercial contact continued during the Spanish era. The forests of Cambodia supplied excellent hardwood for use in the ship and boat building industries, which were among the major industries in the Philippines during that period.Trade ties between the two countries continued before it was completely cut shortly before the Khmer Rouge took over Phnom Penh in 1975.After the signing of the Paris Peace Accords in 1991, a trickle of Filipino businesses started coming to Cambodia.Several important events accelerated the entry of Philippine businesses to the Kingdom.Growing relationsThe Philippines-Cambodia trade relations took off after the two countries resumed diplomatic ties in January 1995 after a 26-year hiatus. A few months later, the two countries strengthen their ties through a major treaty.In 2010, a group of Filipino businessmen belonging to the Philippines Cambodia Business Council (PCBC) visited Cambodia to explore business and investment opportunities. While here, the group met with officials of the Cambodia Chamber of Commerce (CCC) headed by Oknha Kith Meng.Since then, more Filipino companies opened a branch or subsidiary in the Kingdom. Other companies entered into a tie-up with their Cambodian counterparts.More than 50 companies, over 6,000 FilipinosToday, there are more than 50 Filipino businesses that have a presence in the Kingdom. These companies are engaged in everything from brewing and food production to aviation and telecommunications.Filipino companies in Cambodia include Philippine Airlines, Cebu Pacific, Petron, San Miguel, Jewelmer Cambodia, Arise Agency, Liwayway, Penshoppe, All Movers Cambodia, Filmart Trading, Potato Corner, and many more.Mayen Conde, founder and director of El ConDe, said her motivation in setting up the business in Cambodia was to apply her knowledge and experience at the same time help not only Filipinos but Cambodians as well.El ConDe is an engineering, design, and construction company involved in several major construction projects in Cambodia like hotels, malls, housing, etc.Conde, who first arrived in Cambodia in 2004, had a prior stint with a consulting company involved with projects funded by NGOs, Asian Development Bank (ADB), World Bank (WB), United States Agency for International Development (USAID), Japan International Cooperation Agency (JICA), and others.“I was exposed to the design, project management, and construction of projects of different standards,” she revealed.“Later on, I dreamed of having my own company, where I could deliver first class service at reasonable cost to clients. We expect the number of Philippine companies in Cambodia to grow in the coming years, especially in light of the Asean economic integration," Montero said.The recent launching of direct flights between the capital cities of both countries is also expected to help bring in more Filipino businesses to Cambodia. Indeed, the economy has climbed higher and higher, growing by around 7% each year.Land prices have increased dramatically in that time as international investors have flooded in. Insiders are optimistic that the Kingdom’s real estate industry will climb to new highs in 2019. Realestate.com.kh has turned to many industry experts to get an informed outlook for the coming year.But we also sat down with Sorn Seap, founder and CEO of Key Real Estate, to discuss what he thinks will change in the coming months, both in Phnom Penh and Cambodia’s other major areas.How is the residential market progressing?There are many types of housing developments, including borey, mixed-use developments, hotels, serviced apartments, townships, condos, office spaces, and resorts available in Cambodia.Recently, Phnom Penh’s residential market has become more attractive and many developments are going up across the capital. Meanwhile, Sihanoukville in the south has also seen substantial growth.Which property markets are flourishing in Cambodia?Phnom Penh is the biggest development area. Every district of the capital currently has at least one major development being built. The more central districts are mostly dedicated to condos and apartments while the outer areas are dominated by gated communities and landed housing projects like boreys.What do you think of border markets like Poipet and Bavet?I think the first and second options for any international developer will continue to be Phnom Penh and Sihanoukville, respectively.When it comes to the border towns, however, Bavet and Poipet are both up-and-coming areas. They are significant for moving goods to and from neighbouring counties. Each area has unique potential for new developments.But the real estate sectors there are still small market and focused mainly on low-end properties compared to Phnom Penh, Sihanoukville or even Siem Reap.What is the best investment strategy in coastal markets or border towns?First, strategies vary widely based on how much you are investing. After you know how much you want to invest you need to start looking for a specific project.I always urge people to do their own research and do it thoroughly. Look into population, number of expats, living trends, number of buyers, supply and demand, past buying and renting transactions, and much more.As an example, Poipet, Bavet and Sihanoukville are promising places for foreigner-focused condos. You need to be very specific about what part of the market you want to invest in.How does tourism play a part in Cambodia’s real estate market?Tourism growth in urban areas has already led investors to build a variety of properties to satisfy their demands. This means more restaurants, hotels, shopping malls, entertainment areas, offices, casinos and much more.Siem Reap and Sihanoukville have benefitted hugely from the recent influx of tourists. Land prices there are on the rise and more structures are being built. What’s more, Kep and Kampot are now being eyed by investors as many more tourists head there every year.Are there any major roadblocks in the market currently?Cambodian real estate is facing some difficulties in terms of land management policy and construction law. Developers need to understand the market trends and know who their potential buyers are.How can we promote home ownership among low-income and middle-class Cambodians?At present, I believe that low- and middle-priced landed housing projects have huge potential. Improving overall economic growth will help encourage low-class and middle-class Cambodians to buy property. This will result in increased ownership among middle-class families.  People will buy properties when developers provide them with more benefits.
