April 2021: Popular districts for property seekers in Phnom Penh

Phnom Penh recently opened itself once again after having undergone a city-wide lockdown that limited and even suspended, many business operations. Despite lockdown measures, however, Cambodian property seekers have maintained their interest in properties in the month-long lockdown that spanned mid-April to mid-May.

Realestate.com.kh, the largest real estate classifieds portal in Cambodia, noted that search interests this year peaked so far in March but have slightly dipped in April due to Khmer New Year and the subsequent announcement of lockdown measures in Phnom Penh and neighbouring Takhmao. It is worth noting that while April searches dropped, the month’s search index has remained significantly higher than most of 2020.

But where do people search for property the most in Phnom Penh and what do they look for?

Beoung Keng Kang

Boeung Keng Kang (ខណ្ឌបឹងកេងកង) is a centrally located district in Phnom Penh. It is the most popular district searched in Phnom Penh for April 2021.

The district was once part of the larger Chamkarmon district until its formation in 2019. The district is largely known for its many residential, commercial, and retail destinations, embassies, and NGOs mostly found in Boeung Keng Kang I (BKK1). It is one of the most urbanized areas in Phnom Penh that offers a genuine city-living experience in Cambodia comparable to its sister cities in South East Asia and its central location gives it easy access to other districts like Chamkarmon, Daun Penh, and Toul Kork.

Chamkarmon

The amount of for sale/rent properties also makes it a hot market among those looking to buy or sell as the potential for business in Chamkarmon has remained vibrant so far in 2021.

Daun Penh

Daun Penh (ខណ្ឌដូនពេញ) is the de facto Central Business District in Phnom Penh. It is the third most popular district searched in Phnom Penh for April 2021.

The area is arguably the most developed district in the capital as it is where important government buildings, iconic monuments, the Royal Palace, popular tourist destinations, and high-end residential & commercial buildings are located. Daun Penh is also the hub of major roads that span across Phnom Penh.

Toul Kork

Toul Kork (ខណ្ឌទួលគោក) is a north-western district in Phnom Penh. It is the fourth most popular district searched in Phnom Penh for April 2021.

Over the years, the district has become the second most popular residential area in Phnom Penh (after Chamkarmon). The area has seen a huge amount of development as of late and has attracted a mix of businesses, commercial, residential tenants, and homeowners. The area is well known for a large number of villas, office spaces, condominiums, and overall interest from developers.

Sen Sok

Sen Sok is one of the larger districts in Phnom Penh in terms of land size. Its vast flatlands have made it one of the hottest development destinations in the past few years as made evident by boreys, condos, commercial centres, and shopping malls popping up in the area. It’s also worth noting that property prices in Sen Sok, while relatively lower than more centrally located districts, have started picking up due to the continued interest in the district.

Realestate.com.kh’s property search data shows a search pattern coinciding with major events in Cambodia. The effects of COVID-19 and the subsequent measures continue to affect the interest of property buyers. It is worth noting that the ongoing vaccination program has helped reinvigorate market confidence. According to Khmer Times, 23% of the population has already been vaccinated since ramping up inoculations in March. Supposing there are no major community outbreaks like that of the Feb-20 incident, we can expect a slow but gradual increase in interest from local and international property investors in Cambodia.
