International buyers account for over 75% of condo purchases in Cambodia, with condos being the easiest legal property foreigners can own in the Kingdom. There has been notable buyer activity from the US, Russia, Poland and France.
Cambodian buyers account for just over one-fifth of the market - that includes locally based Cambodians and those living abroad.
In Phnom Penh, where the average price per square meter is $1,800 gross, 1-bedroom units account for 61% of the total unit mix and are by far the most popular due to their affordability, ease of rental, and strong appeal to singles and couples.

Existing condominium supply rose to 64,000 units across Cambodia in 2025, and BKK1 remains the location with the most existing supply.
