Buying property in Cambodia can take anywhere from a few weeks to several months, depending on the type of transaction.

The biggest difference is whether you are buying an off plan property that is still under development or a resale or completed property that is ready for transfer.

For an off plan purchase, booking and signing the Sales and Purchase Agreement can happen relatively quickly, but handover and title transfer may not happen until construction is completed.

For a resale or completed property, the property already exists, so the transaction can move directly through due diligence, payment, title transfer and handover.

The timelines below are general estimates. The actual process depends on the property, title type, documents, payment method and relevant authorities.

What Are the Two Main Types of Property Transactions?

1. Off Plan Property Purchase

An off plan property is purchased before construction is completed.

The buyer normally reserves the property, completes due diligence, signs the Sales and Purchase Agreement, pays according to the agreed payment plan and waits for construction to finish.

This means the purchase agreement may be completed within weeks, while the full transaction can continue for months or years until handover and title transfer.

2. Resale or Completed Property Purchase

A resale property is purchased from an existing owner, while a completed property may also be purchased directly from a developer.

Because the property is already completed, the buyer can normally proceed from booking and due diligence to the SPA, payment, title transfer and handover without waiting for construction.

What Happens During Each Stage of Buying Property?

Booking Stage

Typical time: Same day for booking; around 1 week to 1 month before SPA signing

Once the buyer selects a property and agrees on the main commercial terms, a booking or reservation fee may be paid to secure it. The period between booking and SPA signing gives the parties time to finalise negotiations, review the property and prepare the contract.

For new developments, Realestate.com.kh's guide to typical payment terms for new developments in Cambodia notes that the down payment commonly follows the booking payment within around two weeks, although the exact schedule depends on the developer and SPA.

Due Diligence

Typical time: Around 1 week for a straightforward purchase; potentially around 2 weeks or longer for a resale or more complex transaction

When conducting due diligence on a property purchase, there are several matters that should be reviewed to help ensure the transaction is properly documented. A professional real estate agency and qualified legal adviser can support the buyer through these checks.

Our Cambodia property due diligence checklist explains the checks in more detail.

Down Payment and SPA Signing

Typical time: Around 1 week to 1 month after booking, depending on negotiations and document preparation.  Once the parties agree on the transaction terms, they proceed with the Sales and Purchase Agreement, or SPA.

The SPA normally sets out the purchase price, payment schedule, property details, ownership arrangement, taxes and fees, handover conditions and responsibilities of each party. The buyer then pays the required down payment according to the SPA.

Property Handover

Handover means the property is physically delivered to the buyer.

For an off plan purchase, this normally happens after construction is completed and the property is ready for occupation.

For a completed or resale property, the handover date is negotiated between the buyer and seller and may be linked to payment or completion of the ownership transfer.

Remember! Handover and legal title transfer are therefore not necessarily the same event.

Title Transfer

Title transfer formally records a change of property ownership with the relevant authority. Processing time depends on the property title and documentation. Hard Title and Strata Title transfers may take several weeks to around three months or longer, while Soft Title transfers typically take around two weeks, depending on the local authority. Registered long-term leases may also take several months where formal registration is required. What Else Can Add Time to a Property Purchase?

Several additional processes can extend the transaction timeline. These periods should be treated as planning estimates rather than fixed government processing times.

Foreign buyers should prepare identification and supporting documents early because documents required for formal ownership procedures may need translation or certification. Buyers using financing should also start the bank application early because credit assessment, property valuation and approval can add several weeks.

Foreign investors purchasing landed property may also consider a licensed trust structure. Read our guide to owning property through a trust in Cambodia.
