More affordable housing projects underway in Phnom Penh, says Worldbridge and Natural Lucky
More affordable housing projects underway in Phnom Penh, says Worldbridge and Natural Lucky

Realestate News
More concrete details surrounding WorldBridge Landโ€™s proposed $100 million affordable housing project have surfaced, however the Cambodian governmentโ€™s involvement in the development remains unclear. In November 2015, WorldBridge and Singapore-based construction company, Straits Construction Singapore Pte. Ltd, announced a memorandum of understanding (MoU) on affordable housing with the government. The company currently has two major condo developments underway: The Peak and The Bridge.Oknha Sear Rithy, WorldBridge group chairman, told Realestate.com.kh this week that although specific details concerning location would be confirmed when the project is launched at the end of this year, he said the development would be located around 17 kilometres from the centre of Phnom Penh. It is unclear if the government has offered land concessions for this project.โ€œFor our first project, the company has land and we will build the houses on that land, and sell it to the eligible buyers with incentives and regulatory support from the government,โ€ Rithy said.โ€œIn the future, the government may have land available for private developers to develop into public housing projects.โ€Rithy said the company had been collaborating with the Ministry of Land Management, Urban Planning and Construction (MLMUPC) in relation to the projectโ€™s planning stages. โ€œTogether with our strong partner, Straits Construction Singapore which has built public housing in Singapore since 1982, we have been working closely with the MLMUPC on the draft regulations for the public housing to make sure that the regulations are responsive to the interests of concerned parties: the buyers, the state and the company,โ€ he said.โ€œThere are various forms of public and private partnership in public housing development as stated in the governmentโ€™s National Policy on Housing.โ€For this particular project, slated for completion within two years, Rithy said, โ€œWe have strong hope that the government will provide us investment incentives including tax exemption and provision of infrastructure connection to the project site in addition to the development of regulations that promote public housing projects.โ€The houses will range from $25,000 to $30,000, and Rithy added that financial assistance will be available in the form of housing loans for buyers.โ€œWe expect that the initial deposit is around 10 per cent of the housing cost, and the buyers can pay the remaining sum in monthly instalments.โ€โ€œI believe a lot of people can afford that,โ€ Rithy added. In terms of financing options, Rithy said the company would work to ensure favourable loan terms.โ€œOur company will work with commercial banks and hopefully international development banks to make housing financing available and affordable by the low and middle income families. So far, those banks have already been in touch with us to realise such collaboration,โ€ he said.โ€œAs for the governmentโ€™s home-loan financing, it is already stated in the National Policy on Housing though it may take some time before such state financing mechanisms can be put in place. We hope that, in a longer term, the government should be able to play that role too.โ€Rithy says affordable housing plays a key role in Cambodiaโ€™s sustainable development, and is something that is in high demand. โ€œNot different from birds, either big or small, every family needs a proper shelter or a place they can call โ€˜homeโ€™ regardless of their income status. So far, we have seen a lot of developments and supplies of boreys and high-end condominiums, which are good for upper middle and high income households, but are beyond the reach of low and lower middle income families, who also deserve the opportunity to own a home,โ€ he said.โ€œSo, there is a real demand from the lower end of the housing market.โ€ The developer โ€“ Cambodia Natural Lucky Real Estate, currently building Sino Plaza near Boeung Trabek Plaza in Chamkarmon district โ€“ has also recognised the need for affordable housing in the local market, according to a self-published report titled, โ€œHousing a Kingdom: Affordable housing for Cambodiansโ€. The private report, which was recently handed to the MLMUPC, notes: โ€œAffordable housing is a huge concern among young, young families and middle-income group of Cambodians. Cambodians in this segment are increasingly finding themselves priced out of private housing.โ€In response to this, Cambodia Natural Lucky states that, โ€œ10 per cent of the whole

With the rate of condominium market demand and supply fluctuating in Cambodia, it is possible that 2016 will force real estate professionals to focus on a few issues that need to be addressed for the condominium market to be sustainable into the future. Particularly, there is an increasing need to develop new strategies to combat the decreasing demand for condominium units. This is according to Chrek Soknim, Century 21 Mekong ceo, during his presentation for Century21 Cambodiaโ€™s Condominium Market Report H1 2016 report. As Official Property Portal Partner of Century21 Cambodia, the Realestate.com.khTV team was there to catch the news as it happened.Political Hindrance There have been many laws that have been drafted and approved throughout the years to assist in the growth of the real estate sector, especially in terms of the condominium market. But when there is any signs of insecurity in the market or political sphere in Cambodia, foreign investors are put off and look to more established and less vulnerable markets with their investment.ย Soknim says that minor political disputes in 2016 are making foreign investors nervous when considering Cambodia. But Soknim states that this may be more of a national image issue than it is an actual reality of Cambodia in 2016. He explains, โ€œeven though the political situation in Cambodia looks stable and nothing changes, the confidence and sentiment of buyers has decreased in some respects. This may seem like a small issue to some people, but foreign investment in the industry makes up about 70 percent of the condominium market.โ€ ย OversupplyDue to projections pointing towards an increase in demand during the early months of 2016, many developers took the opportunity to apply to build new projects, especially in the condominium market. Unfortunately, this led to more new construction that the market may have anticipated. Soknim said, โ€œSupply has increased dramatically this year โ€”especially in January, February and March of 2016โ€”with new projects being launched almost every day.โ€Century21โ€™s Condominium market report indicates that 13,730 more units are expected to come up in the next few months of 2016.However, Seraj Sutton from Century21 Cambodia, at the same event, stated that he hopes to resolve increased supply by communicating with foreign investors by means of a โ€œGlobal Strategy Business Developmentโ€ tour, which will allow Century21 Cambodia to move from one country to another and keep investors informed about the opportunities in Cambodian real estate.Overseas DependencyA slowing down of the economies of neighboring countries such as China is also contributing to the amount of demand the Cambodia condominium market is receiving. Soknim clarifies that even if Cambodia still has lower rental and sales prices across the market, Cambodia has to lessen its dependence on overseas money. Cambodia is a dollar-dominant market and this may cause issues as well in the future.Despite some indications of an oversupply, Soknim and the rest of the Century21 Cambodia team believes that with a cautious mindset, and proactive investment policies, there is still much success to come in the Cambodian condominium market.Find thousands of condo listings on realestate.com.kh

If you have the money and youโ€™re looking for affordable residential property to move in to, you have to make sure to get a property that suits your needs.Realestate.com.kh spoke with Mr Van Chanthorn of TownCity Real Estate about the best ways to invest your money in Cambodian real estate. If we have enough money, what type of property should we buy?If you have just enough money to begin investing in real estate and youโ€™re looking for a monthly income return, then you should purchase one to two condominium units or a flat or apartment inside central city for leasing. Itโ€™s much more convenient to rent and could be a stable source of income of up to around $1,500 every month. For those looking to purchase properties for both investment and residential use, consider buying a Borey property in the city. Aside from having a strategic location, thereโ€™s also more opportunity for sale and rent in the short-term. However, the profit here is limited and there arenโ€™t really any huge returns to be made any more. But for investors that already have a significant capital for real estate investments, they can opt to get a pre-established-facility or landed commercial area/development plot that would cost around $2 million to $5 million. This will produce a profit through increased rental costs and easy leasing terms, or a profitable sale to the right developer. For investors who have an overflow of money that are looking to buy for future investment returns through a property sale, a projected profitable areas of investment that most people are taking for granted are on the outskirts of Phnom Penh. The reason for this is because there will be a lot of new long period developments just outside the city that will give you a significant investment return after 5 to 6 years.TAKE A LOOK AT TOWNCITYโ€™S PROPERTY LISTINGS RIGHT NOW ON REALESTATE.COM.KHWhat is your ideas or expectations of the future of the real estate realm in Cambodia? For me, there are a lot of current developments being done and already available in the north, the west, and the southeast directions. If we are looking to the southeast direction, we see that there are many borey project developments like the Borey Peng Huothย andย Borey High Tech.In the eastern part of the city, areas along the national road 6 such as the Chroy Changvar peninsula are expected to have plenty of condominiums, boreys and residential projects in the long run. ย  Meanwhile, the northern areas have been in development or quite some time now. So, both big and small borey projects are already in place, especially in the satellite cities of Camko and Grand Phnom Penh International City. These development projects have been successful because there of good infrastructure, higher density of people and growing commercial areas. Theyโ€™re also particularly successful because there are many roads connecting to the other provinces like Sihanoukville and the Kampot province. We tend to forget the east direction, but itโ€™s also now under serious observation as a future development site. Also, for the future, the south part of Phnom Penh will also be the best target direction for investment. Based on my vast experience, land prices are higher and rapidly increasing because of the development goal of the government in the south of the city and the investments of expats here. And because of this, road infrastructures are becoming more and more possible in the south. Nowadays, the real estate market values in those areas are offered at an affordable price. Therefore, all investors should be in a hurry to invest now! These prices won't last long.TAKE A LOOK AT TOWNCITYโ€™S PROPERTY LISTINGS RIGHT NOW ON REALESTATE.COM.KH

The real estate and property markets are highly competitive. This is why it can be extremely difficult to stay in the business and find a career beyond your initial success, especially if youโ€™re a real estate sales agent.Longevity becomes the primary issue and agents are left asking themselves how they ended up not having inquiries when just yesterday they were doing fine.CEO of Key Real Estate,ย chief adviser of the CVEAย and vice-chair of Eurochamโ€™s Real Estate & Construction Committee, Mr. Alex Evengroen addresses this issue and explains that this may be because of a weak grasp on how professionals perceive real estate agents. In a sit down interview, he reveals a couple of tips that will take professionals in the industry from an agent status to real estateย salesย guru.CharacterOne of the fundamental characteristics of a successful real estate sales agent is not his educational attainment, but his character and the way he conducts business. Though being certified by an institution gives you an additional coat of credibility, being certified by the clients themselves from their own personal experience will give you an edge. This becomes an advantage when they start referring you to friends and family who are looking for the same services that you offer. People have a tendency to trust people they know and a personal certification from them will always outweigh a formal one in the long run.CoverageWhile good character is important, it should also go hand in hand with being knowledgeable in terms of the ins and outs of the industry. Knowing property types and location and showing that you know what you're talking about will assure your clients that they will get the best and the most practical deals from you. Itโ€™s also crucial to give the property investment experience a personal touch. So, even if you know what youโ€™re talking about, Evengroen says that you should still ask your clients some questions to find out what they want. This not only allows you to provide them with more flexible options, this also gives you the opportunity to compile your own personal statistics on that client and develop your own portfolio.CommunicationEvengroen says that communication is one of the most important things that you can learn in the industry. This not only extends to communication principles and etiquette. This also includes working on your language skills. He emphasizes that you have to keep learning. Knowing an additional language will give you a competitive start and follow through you need for further growth. It also builds character and your ability to learn anything. It allows investors to feel a familiarity they may otherwise miss when they transact with other agents. Among the leading languages in Cambodia are Khmer, English and Chinese. The more languages you know, the more sales you can make.CommunityDeveloping relationships in the industry is one of the biggest contributors to the successes and failures of real estate sales agents and agencies all over the world. Without good networking skills, you lose the potential client base that will organically come through referrals. So, this means that you not only develop relationships with the clients. It also means that you should develop a deeper connection with colleagues, other agents and organizations. This is why Evengroen suggests all Cambodian agents shouldย join the CVEA - which is a big group of real estate companies registered with The Ministry of Economics and Finance.Being part of a community like this gets you the chance to learn from like-minded individuals who are willing to support you and who are also seeking to improve the industry conditions itself. So, whether itโ€™s CVEA or not, make sure that you become part of a group of credible people and harness the power of numbers!Consistencyโ€œYou only get one chanceโ€ at making first impressions. This is the sentiment shared by Evengroen during the interview. He says that who you are the first time people meet you will last until they decide to part ways with you. So, you want them to feel the support you are willing to offer them. A bad impression can somehow be offset with consistent follow-ups though. And whether youโ€™ve made a bad or good impression, follow-ups remain one of the best ways you can close the deal. Just be mindful of the frequency so that it wonโ€™t reach a point where clients are inconvenienced by it.ConfidenceBeing a personal and professional success coach, Alex Evengroen believes that agents should first and foremost believe in themselves. They have to dare to be different. He says that "if you copy other people, no problem. But then you're one of them and you're the same.โ€ And while itโ€™s important to mould ourselves in the image of a successful person, our differences will serve as our personal and even professional marketing tool. He states that we must make a conscious choice to be confident. "So, if I don't believe in myself, why should you believe in me?โ€He further emphasizes that confidence makes other people confident that you will support them when they need it. With that assurance and with the utilization of all these tips, Evergroen firmly believes that youโ€™ll be able to last long and hit it big in the real estate market. So, continue improving yourself and be aware of the things youโ€™re still able to work on. And since the industry is fast growing, agents and agencies should have no excuse to do anything else other than focus on growth.Learn more through the Realestate.com.kh news sectionย now!

Sihanoukville Property Development Rising Alongside Tourism Boom
Sihanoukville Property Development Rising Alongside Tourism Boom

Sihanoukville is a highly coveted tourist destination thatโ€™s known for its international port, infrastructure, and other good services. The Airport in Sihanoukville also provides tourists a form of convenience, with flights ranging from both local and international destinations such as Ho Chi Minh City, Phnom Penh, and Siem Reap. It also offers a few other services for private international jets and helicopters.ย  These factors have proven profitable for Sihanoukville property and have dressed the tourism sector in the province to appear significantly more attractive.ย The Sihanoukville property market is extremely attractive for different types of developments, especially for the hospitality industry. For instance, Six Senses Hotels Resorts Spas โ€“ a high class international hotel โ€“ will start operations on its project in Khos Krabey Island soon. Within this hotel, there will be a set of around 40 holiday villas, all with a beautiful view of the sea and the beach. Six Senses Spa Krabey island is the preferred destination for tourists looking for a pleasurable and relaxing trip in the Cambodia and even in the South East Asia region. Six Senses Hotels Resorts Spas Krabey Island plans to reach project completion by 2017. There are also huge potentials for both tourism development and real estate development in the province. Mr. Den Sakal, a managing director of Universal Real Estate in Prasihanouk province, said that โ€œcustomers are very much attracted to landed Sihanoukville property and residences. The leasing has been increasing in Sihanouk province, with most of them coming in from foreigners staying for a long time.โ€ Meanwhile, Chhut Bona, a private company staff in Phnom Penh, says that there are a lot of opportunities to invest in landed Sihanoukville property for the coming years because there are also many ongoing and upcoming development projects in the province. In addition to this, its geography and international standards also play a huge role in investment opportunities. Thereโ€™s also an immense potential for expats who wish to invest in Sihanoukville property, and Cambodia generally. For instance, a group of 13 Chinese companies and investors plan to build a $3 billion international resort centre on the development of Meas Prak (gold and silver) beach resort, which covers roughly 3,000 hectares of land. This is in order to obtain investment return from the tourism industry and to help in the developmentย of Cambodia. Mr. Van Chanthorn, ceo of Towncity Real Estate, states that โ€œluxury resort developments on the island and other projects are also contributing to the growing real estate sector in the Sihanouk province. This then causes economic growth which makes way for a lot of infrastructure improvements, along with a higher demand and growth in the employment market, which is really important.โ€ According to Chhit Sengnguon, vice governor of Sihanouk province, there were over 1.3 million tourists who visited Sihanoukville during the yearโ€™s first 5 months, an increase of around 16 percent compared to the previous year. This is essential, as an increasing tourist volume indicates that the economy and the real estate sector are also growing. Buying Property through a Nominee Structure in Cambodia
Buying Property through a Nominee Structure in Cambodia
April 30, 2025, 4:32 a.m.
Despite the law from 2010 that states that foreigners are only able to buy or rent propertiesย above the ground floor and only up to 70 percent of properties, many foreign nationals andย investors have still been able to purchase landed properties through soft titles across variousย districts of Cambodia for many years passed. However, as a result of the Ministry of Land Management, Urban Planning and Constructionโ€™sย (MLMUPC)ย recent decision to enforce long-standing soft title ownership regulations, all khansย (districts) of Phnom Penh will stop allowing the processing of titles under a foreignerโ€™s name. What is a Soft Title?A Soft Title is a Cambodian land title that is recognized at the local government level. Soft titlesย are provided by the local Sangkat or District office and are not registered at a national level โ€“ย but are still considered a possessory status. A Hard Title, by comparison, is recognized at aย National level. The majority of property transactions still occur with soft titles in Cambodiaย because it is an easy way to avoid ownership transfer taxes and fees. A Hard Title, byย comparison, costs around 4% of the property value to create or transfer ownership.Under theย constitution, however, these soft titles are not legally available for non-Cambodian nationals. No more Soft Titles for Foreigners:Up until now the Ministry of Land Management, Urban Planning and Construction have turned aย blind eye to the many Khans and Sangkats below their authority issuing soft titles to foreigners. In a recent announcement, however, this precedent has been totally stopped in Phnom Penh.Ownership of Land in Cambodia via Nominee:Nevertheless, there is still a way for foreigners to own landed property in Cambodia throughย nominees. What is a Nominee Structure?Simply put, this structure lets the foreign investor sign a trust agreement in partnership with theย land holder. The land is then put into mortgage, and then leased to the foreign investors.ย This is an inexpensive way to โ€œownโ€ a property and the land beneath it, or at least have totalย control over that property.Itโ€™s quite simple to implement this nominee structure: You only need four โ€œsecuritizationย documentsโ€ which is the mortgage agreement, loan agreement, lease agreement, and securityย agreement.Having these four documents will guarantee that you have control over the property, andย security against the nominee trying to liquidize your asset without your consent.Grant Fitzgerald of IPS Cambodia notes the structure of the nominee is economical, fast, and effective for foreign buyers.Risks of Buying via a NomineeEven with proper legal protection, a nominee purchase actually disregards the constitutionalย prohibition on direct ownership of property by foreigners.Nevertheless, it is possible and it does work in practice. But always seek advice from aย registered Lawyer and an experienced real estate agency. How the Nominee Structure will Affect Buying and Selling:There are two possible scenarios, given that there is now strict enforcement from the MLMUPC.ย The correct course of action will depend on how enforcement is managed in practice in theย coming months.Transfer to Nominee on Sale:One scenario would allow foreign investors who currently own landed property to keep it in theirย name for the time being, but will be forced to transfer to a nominee before they can sell orย transfer the title. This essentially means delaying the inevitable. But if the MLMUPC do notย enforce strictly, it may be possible for the time being.โ€œThe new enforcement will not likely directly affect foreigners currently owning soft titles until itย comes time to sell,โ€ suggests Desmond Yap of Yong Yap Properties. โ€œIf Daun Penh follows theย precedence of 7 Makara which did allow foreigners to purchase flats in previous years,ย foreigners who have properties under their name can still live in it and rent it and are under noย pressure to sell. Just when they do eventually sell, it has to be in the name of a Khmer national.โ€Transfer to Nominee Immediately:The second scenario is where current foreign owners of these types of soft-titled properties willย be forced to sell them, or transfer the title to a nominee immediately. If the MLMUPC decide toย enforce the regulation so strictly, the foreign owner will be able to transfer the property toย nominees, with the proper protections in place. In these cases, getting a lawyer would be the best option. Yap notes that โ€œthe worst caseย scenario is that they will force you to sell the property โ€“ though if this happens, you can justย transfer the property into a nomineeโ€™s name with the protection of a trusted lawyer.โ€How will this Influence the Market? As a result of this, sales in soft titled properties are expected to slow down in expat hotspotsย around Phnom Penh as necessary adjustments are made by agencies to accommodate theย stricter enforcement of the law. In the long run, however, the enforcement offers predictability inย the law across the entire city.Still have questions? Contactย Realestate.com.kh now!

Realestate News
With an increasing number of reasons to visit the land of smiles, Cambodia has opened its doors not only for economic growth and global competitiveness, but also for tourists who are looking to immerse themselves in the Khmer culture. As a result of this, the number of visitors and infrastructure dedicated to helping the tourist sector expand has also grown.โ€œOne Belt One Roadโ€ Policy:In an interview last month, Sam Yang, CEO of Eastland Development, states that the โ€œOne Belt One Roadโ€ initiative by China โ€“ which aims to create an elaborate land and sea railway connection among different countries around the world โ€“ may help usher in Chinese investments into Cambodian real estate. Since there is an overproduction of materials in China such as steel, it can easily be made accessible to Cambodia to utilize towards building infrastructures like airports, roads and railways. This will allow numerous entry points for tourists. And the more tourists that come into the land, the more foot traffic local and international retailers have. In fact, in 2016 alone, 1 million Chinese tourists are expected to walk the streets of Cambodia.Tourism is becoming one of the major contributors in Cambodiaโ€™s economy. And with the appearance of hotels owned by international companies, and the construction of new infrastructure like additional airports and railways, property investment would seem like the perfect option for foreign nationals who canโ€™t stay away from the Kingdom.Awards Keep Coming:Just recently, the ECTT or the European Council on Tourism and Trade hailed Cambodia as the Worldโ€™s Best Tourist Destination for 2016. If anything, this recognizes the efforts of the Ministry of Tourism and confirms its success towards driving more people to become aware of the many attractive qualities of Cambodia. This also further encourages investors as an indicator of stability and growth. Accommodations Expand:Local and international businesses and retailers are not the only beneficiaries of the growth in the tourism sector though. New high end brand hotels have also been popping up and receiving their fair share of investment returns through thousands of tourist s checking in every single day. Hence there is a great opportunity for foreign investors to launch and develop even more properties like it. Some of these developments are โ€œThe Courtyard by Marriottโ€, and the โ€œRosewood Phnom Penhโ€ which will occupy the top 14 floors of Vattanac Capital Tower. These hotel brands are preferred by visitors because of outstanding service and accessibility to attractions around the country. The Peak mixed-use development by Oxley Worldbridge will also host the Shangri La Hotel in the coming years. But of course, accommodation for tourists is not just limited to hotels. As the property market and tourism expands, there will also be growth in different markets like apartments, serviced apartments and backpackers. These types of properties will see a rapid increase in rental prices.Another thing we are seeing more and more of is eco-friendly tourism options; a prime example being VKirirom Resort - where guests can stay on top of Cambodiaโ€™s most idylly mountain range, and enjoy a wide range of eco-friendly activities.Easy Visa:While getting a visa in Cambodia is not at all complicated, the Ministry of Tourism has now given notice that it will prepare to issue three-year multiple visas exclusively to Chinese and Korean citizens, who have been the countryโ€™s greatest tourists, partners and investors. In 2015 alone, there were around 400,000 Korean and around 700,000 Chinese tourists. And as the amount of visitors in Cambodia grows, the Ministry of Tourism hopes that this will encourage foreign nationals to get to explore not only the sights in Cambodia, but also investment opportunities.Just recently, the ECTT or the European Council on Tourism and Trade hailed Cambodia as the Worldโ€™s Best Tourist Destination for 2016. If anything, this recognizes the efforts of the Ministry of Tourism and confirms its success towards driving more people to become aware of the many attractive qualities of Cambodia. Realestate News
This week, Realestate.com.khTV invited Hun Chansan, director of Re-Edge Architecture & Design, to our studio to speak about the Cambodianย Architectureย scene. "Hun Chansan is a registered architect, a member of Board of Architects Cambodia (BAC) and Cambodian Society of Architects (CSA).ย Chansan graduated with a Master in Architecture from Northeastern University Boston, Massachusetts and returned to Cambodia in 2009 after spending more than 15 years in Singapore and the United States. His first job in Cambodia is the Faculty Coordinator and lecturer of Architecture and Design at Limkokwing University of Technology Phnom Penh campus. Chansan is also a visiting professor at Pannasastra University School of Architecture and Design in which he shares and inspires about Design and Concept with his students. Since 2011, Chansan established Re-Edge as a continuation of his Master Degree Thesis project called โ€œRe-Edging Retailsโ€ where the architectural approach is a dialog between a building and its environment. Since then, Chansan has directed the design completion of many types and scales of numerous projects." Why did you decide to study architecture? When I was in Singapore, I spent so much time drawing. Then, there was a teacher who noticed my talent, so he advised me to major in architecture. When I pursued my degree in the USA, I decided to follow his advice, majoring in architecture. ย Thanks to the in-depth study and practice I had there, I got to understand more about this major and came to realize that architecture has enormous influence on peoples' daily lives. Since then, I have followed this path. Who isย theย person you admire most? There are many people who inspired me. I am luckyย I had chance to study abroad and observe numerous (architectural) achievements. As a matter of fact, those who major in architecture need to be really good at observing other artworks. So, I went to Europe and the United States to learn more about that. Mr. Louis Khan, a US architect, heavily emphasizes his project on choice of location and shows greatย creativity in maintaining its natural elements and fresh air. His innovation still looks new today. Mr. Le Corbusier is a French architect with very high creativity. In the past, his ideas were rejected. But he made himself recognized and has continued to impress everybody until today. He is also the teacher of famous Khmer architect Mr. Vann Molyvann. Do you have your own style ofย architecture? Talking about personal style, I donโ€™t specifically own one. Naturally, we have our own characteristics. However, I donโ€™t really focus on making sure my style is always pronounced. Instead, what I pay more attention to is theย location of building and customerโ€™s demand. Currently, my company has obtained different projects such as Borey, Villa, and Condominium projects around Phnom Penh. What do you think about the future of architecture in Cambodia? The architectural sector in Cambodia will experience more development in the future. We believe that the increase in the competition level and higher standards of education in the local market will bring about an increase in competency and creativity in the next generation of Khmer architects. In the meantime, modern technology helps a lot in expanding local knowledge andย Khmer's travelling internationally. This makes more opportunism and will develop the next generation of architecture in this nation. Realestate.com.kh brings you the most important news and knowledge of real estate.
Cambodian Real Estate Market Challenges, with Kim Heang on Realestate.com.khTV
Cambodian Real Estate Market Challenges, with Kim Heang on Realestate.com.khTV
June 6, 2022, 5:06 p.m.
Realestate News
Every industry has its stories of successes and shortcomings. The real estate and property investment industry in Cambodia has certainly had lots of those - and has developed a lot alongside its victories and it's rising from past failures. This is the same reason why it is regarded as the rising tiger of Asia: Strong in its approach and wiser with each controversy and distress, the property and land markets have seen significant growth in the past years. But there remains challenges that it must overcome to reach its maximum potential. In a speech for fellow professionals and enthusiasts in the Real Estate Market & Outlook Conference (REMOC) 2016, president of CVEA and CEO of Khmer Real Estate, Mr. Kim Heang, addresses some of the challenges for the land, condo, borey, factory and warehouse markets.Should Foreigners Be Allowed to Buy Land in Cambodia? He states that Cambodia is fortunate enough to have laws and policies in place that restrict foreigners from buying land. Unlike countries that do not, Cambodia is reaping the benefits of this policy through stable investment opportunities for locals. Heang explains that if foreigners are allowed to buy properties in Phnom Penh, the whole of Phnom Penh would soon become a giant Chinatown, since the Chinese represent the largest population of investors right now in the area. He adds, "I don't want to be the last Cambodian to live in Cambodia." But even if laws to allow foreigners to purchase land may be possible in the future, Heang clarifies that now is not the right time for that. Where to Invest Now?Heang suggests that if you are looking to buy land for investment returns right now, buy from areas like BKK1 that have 25 years of reliable investment history and established amenities like hospitals, schools, market places and offices. This area is perfect for buyers looking for residential spaces. But if youโ€™re willing to wait and place your money for longer and for a bigger return, and plan on doing resale in the next five years, properties in areas like Toul Kork might show better potential for that purpose. He also mentions it is cheaper to invest in condominiums being built in Toul Kork now, because more established areas like BKK1 are heavily influenced by the very high land prices.Heang adds that people looking for investment returns in the next ten years would be best to buy properties outside Phnom Penh itself, in the outer districts, or up to 15 to 20 km away from it. Condo Oversupply? At present though, there are around 20,000 condominium units expected to reach completion by 2018. While there is a concern that there may be an excess of units, Heang suggests that the condominium market will have plenty of demand in the coming years since the Phnom Penh population is expected to rise rapidly as well. And though foreign investors are not allowed to buy land from Cambodia, if the government can get foreign investors interested in Cambodia, it would not be unreasonable to double or triple the amount of units that Phnom Penh already has to offer and still find sufficient demand. This can be achieved through friendlier and more efficient investment policies being put in place by the Government. Property Development Advice:But Heang notes that for property developers, the condo market is now becoming highly competitive and condominiums may not remain practical for long-term living in the city because of the traffic and congestion issues growing in central areas. For that reason, Heang suggests that developers should consider moving to areas on the edges of the city and supplement the local market demand for more landed Borey projects. Preselling also becomes an issue in terms of condominium developments because many developers now cannot afford to buy the land for development outright - so instead loan for this land payment from financial institutions. While itโ€™s not bad to get a loan for the development, many investors are unable to reach their target market during presales and get the necessary support to start construction- as they donโ€™t have upfront capital reserved for construction. Heang advises against allowing this kind of practice throughout the industry due to the potential pitfalls this can cause.Industrial Property Still Strong:But while the condominium market remains unpredictable, industrial spaces such as factories are becoming even more popular for investors in Cambodia because of the relatively low minimum wage for workers that still exists in the Kingdom. Investors have also become wiser, transferring their factories to less expensive areas to save on overhead costs.Heang concludes by saying, โ€œthe future of real estate in Cambodia? What is the future? Nobody knows. No one knows about the future." He says that problems are everywhere and it is important that you have a solution-based mindset. In a highly volatile industry where even the smallest problems can lead to the biggest changes, professionals in the industry must be able and ready to adapt.

The Online Revolution Reaches Cambodia
The Online Revolution Reaches Cambodia

Realestate News
We live in a fast-paced world where everything is instant and all transactions can be done with just a simple click or swipe. With credit cards, social media and delivery applications on the rise in Cambodia, itโ€™s easy to forget that it wasnโ€™t always this way. In Cambodia, online internet users have skyrocketing to over 6.7 million people. Meanwhile there are over 20.8 million mobile phones currently in use across the Kingdom, according to statistics provided by the Telecommunications Regulator of Cambodia. Just ten years ago, few even knew what these things were, let alone used one... And while traditional media certainly still has an influence in Cambodian daily life, more and more businesses are moving into the digital realm to expand their reach to the new generation of investors, innovators and daily consumers. The information aggregation and communication that online growth is facilitating is also allowing macro-analysis of social and economic trends. In Cambodia, the online revolution is influencing everything - even politics. For instance, the government is now utilizing online platforms to shape policies, address ongoing public issues and to anticipate future problems: According to VOA News, Prime Minister Hun Sen has taken note of this radical change in online media platforms and has even ordered his team to utilize online platforms to provide โ€œfast, responsive, accountable serviceโ€ to his electorates - a key example being his personal Facebook page. ย One of the industries that will benefit most from this online revolution shift in Cambodia is the real estate and property investment industry.Having hundreds of thousands of properties available in the market right now and millions of international investors considering placing their money into properties inside Cambodia,ย real estate agents, landlords and property developersย have to maximize their network of potential clients online, meanwhile minimizing marketing costs and and maximising profit. At the same time, buyers and those looking to rent in the Kingdom of Cambodia need online resources and opportunities to consider, without having to spend weeks travelling different cities just to look at what is available for them. Itโ€™s both inefficient and impractical. This is something thatโ€™s already been recognized in other progressive countries such as the USA, where 91 percent of realtors in the US are now utilizing social media and online classifieds to increase sales. Meanwhile, 86 percent of potential real estate buyers and renters in Australia go online first when they begin their property search. Another reason why people are flocking toย real estate portalsย is the amount of information that is readily available to provide insights into the industry; such as news, developer information and loan terms. These tools allow buyers and sellers to assess future trends and grow their understanding of property investment. It also allows for easier communication between the buyer and seller, meaning anyone can quickly and efficiently find the correct information about certain properties, developments or real estate policy. Searching on a real estate portal beats having to spend the whole day looking for a paragraph of information on the entire web, which literally has billions of web pages. Online real estate platforms are fueling growth in the Cambodian real estate industry, and are a game changer for the future of property investment and real estate transactions in the coming years.
