Sen Sok and Chamkarmon, popular areas for mid-tier projects in Phnom Penh
Sen Sok and Chamkarmon, popular areas for mid-tier projects in Phnom Penh
June 6, 2022, 5:00 p.m.
The city's property supply has now shifted to mid-tier properties in the most popular residential areas. Supplied.Phnom Penh’s property market attracted much attention over the last decade due to its fast-paced growth and high-end properties that appealed to many foreign investors. The impact of COVID-19 shifted the market’s focus away from foreign investors and diverted to the demands local market. This resulted in the already-growing popularity of mid-tier projects in both condominiums and boreys to see increased attention from developers.According to Knight Frank’s recently released Cambodia Real Estate Highlights H2 2020 report, mid-tier developments (priced between $1,000 to $2,500 per sqm) in condominiums and boreys account for more than half of the current market and will continue to make up most of the supply until 2023.Condominium supply in Phnom PenhThe Phnom Penh Galaxy Garden is a popular condominium project in Sen Sok district. Supplied.Knight Frank reports that as of H2 2020, there are a total of 24,101 units spread across 83 condominium projects in Phnom Penh. Despite the negative impact of COVID-19, Knight Frank expects an increase of 53,741 units in the next three years, bringing the cumulative supply to 77,572 units by 2023. The report projects that future supply will be 58% Mid-Tier and 42% High-End.In terms of location, Chamkarmon remains the most popular residential area of Phnom Penh with 32% of condominium stock found in the district. This is followed by Sen Sok at 13%, 7 Makara at 11%, Chroy Changva at 10%, Boeing Keng Kang at 8%, Mean Chey at 7%, and Toul Kork at 7%.The report notes that the outbreak of COVID-19 took a heavier toll on the condominium sector in the latter half of 2020. The continuing threat of the pandemic was not helped by the November 28 Community Event that forced authorities to close down certain businesses to mitigate further community transmissions. How much the pandemic has affected the larger economy has been a cause for concern in many project launches. According to Knight Frank, only a total of 5 new off-plan projects were launched in H2 2020, significantly less than the 15 new off-plan projects launched in H2 2019. The report summarizes that it would be an understatement to say that property developers are looking for better times to launch new projects.Despite tough circumstances, Knight Frank’s outlook for the condominium sector remains positive as the announcement of vaccines and their availability may reignite confidence in the market and allow developers to pick up returning activity.Borey supply in Phnom PenhLanded homes dominated property searches in Sen Sok over 2020. Supplied.According to Knight Frank, a total of 11 new completions were welcomed into the market which brought the existing borey housing supply to 63,913 units spread across 164 developments. Knight Frank’s report projects supply would increase to 81,240 units post 2022 across 219 developments. The report indicates that Mid-Tier developments dominate the market supply at 52% followed by Affordable developments at 37%. The High-End of the borey market takes up the least share at 11%.Given the landed nature of boreys, Knight Frank reports that the highest concentration of landed housing is in Sen Sok making up 23% of the total supply. This is followed by Dangkao at 17%, Russey Keo at 12%, Kamboul and Meanchey at 11% each, Chbar Ampov at 8%, Chroy Changvar 7%, and Por Senchey at 6%, and Prek Pnov and Chamkarmon at 2% each. The remaining 1% of supply is split between the more central districts of Daun Penh, 7 Makara, Toul Kork, and Boeung Keng Kang.Knight Frank’s report observed that the high economic growth Cambodia saw over the past few years has led to a larger disposable income for local property seekers. An increasing number of middle-class buyers are looking to purchase their own homes pushing developers to meet the newly identified demand. This was reflected in the relatively healthy activity in the borey market up until the first local transmission commonly referred to as the November 28 Community Event which saw sales activities drop significantly.Landed property will likely remain popular among Cambodians. Knight Frank’s outlook suggests that major housing developers remain confident in the market’s demand indicated by the continued launch and completions of new projects, all the while maintaining quality despite the economic turbulences throughout 2020.Article by:

Food & beverage stores most affected by COVID-19 retail footfall
Food & beverage stores most affected by COVID-19 retail footfall
June 6, 2022, 5:00 p.m.
Quayside 313 is a relatively new and popular retail center in the Riverside area of Phnom Penh. Photo from The Mall Company. The year 2020 was an economically tough year for a majority of retailers in the Kingdom. According to The Mall Company (TMC), a commercial real estate and retail specialist in Cambodia, Food & Beverage stores accounted for 58% of Phnom Penh retail space vacancies recorded by Q4 2020. The F&B category is followed by fashion retailers second at 21% and health & beauty stores third at 9% over the same period.Food and beverage stalls, especially in retail malls, largely rely on foot traffic for revenue. The lack of shoppers visiting Phnom Penh malls for most of 2020 negatively affected sales volumes causing a number of F&B retailers to suspend operations. With no new retail project deliveries in Q4 2020, a total of 370,781 sqm of retail space was logged at the end of 2020. According to TMC, the looming COVID-19 threat created a poor retail environment where store sales saw record-low levels for much of 2020. TMC further explains this resulted in a total of 16,247 sqm of retail space vacancy in 2020, an 85% increase from the 8,760 sqm of retail space vacancy recorded in 2019.The retail spaces in Chamkarmon made up 4,825 sqm or 30% of total retail vacancies in 2020. The district is followed by Meanchey at 16%, 7 Makara at 14%, and Toul Kork at 12%. When it comes to retail formats, Community Malls saw the most vacancies in Phnom Penh measured at 9,565 sqm or 59% of the total retail space vacancy in 2020. Retail spaces in Shopping Malls fared comparatively better having only seen 3,091 sqm of its retail spaces vacated in 2020.“Retail stores in shopping malls like AEON have strong and well-financed brands, operators, and franchises; Community Malls generally speaking, less so,” said Simon Griffiths, Managing Director of The Mall Company.Despite an 85% increase in vacancies, TMC’s report explains that this could be an opportunity for well-capitalized retailers to secure prime locations that were previously unavailable or prime locations in new projects and attempt to negotiate favorable rents at lower rates than pre-COVID-19 levels.Article by:

New Khmer Architecture in a modernizing Cambodia
New Khmer Architecture in a modernizing Cambodia
June 7, 2022, 7:00 a.m.
The National Stadium is one of the most key examples of New Khmer Architecture in Phnom Penh. Photo by Pen Sereypagna.Cambodia’s property boom has drastically transformed the facades of Phnom Penh, Siem Reap, and Sihanoukville over the past decade. Some buildings of old are renovated and given a new lease on life, while some are outright torn down to make space for the new. As the popular saying goes, “Out with the old, in with the new”.But things are not so easily put into simple terms in the Kingdom of Wonder. While western influences are certainly permeating the design philosophy of new projects, there is a parallel movement that draws inspiration from the long and abundant history of Cambodian aesthetics, namely, the New Khmer architecture.Heavy use of reinforced concrete characterized the Olympic National Sports Complex. Photo by Pen Sereypagna. The New Khmer architecture is a design philosophy coined by Helen Grant Ross and Darryl Leon Collins in their book “Building Cambodia: the New Khmer Architecture” published back in 2002. The movement is described as merging modernist principles founded in the West with traditional Khmer designs dating all the way back to Angkorian architecture (i.e. the Angkor Wat temple). The Angkor Wat Temples stand as a monument to the rich heritage of Khmer architecture. Photo by Sharon Ang.The beginnings of New Khmer architectureWhile it was not officially called the New Khmer Architecture, the movement saw its beginnings in the 1950s after Cambodia’s independence from France and lasting up until the 1970s before the beginning of the civil war.It was under the patronage and vision of the late King Norodom Sihanouk that it started weaving itself in Cambodia’s urban development in the 1950s. Many Cambodian intellectuals, especially those who studied abroad, came to lend their experience and knowledge of Khmer heritage to help build a modern Cambodia. Architects, in particular, became key persons in realizing the King’s vision. And this is where Vann Molyvann, the man who would define Cambodia’s urban facade for the next half-century, comes into the picture. Vann Molyvann standing in the National Stadium. Photo by the Khmer Times.Vann Molyvann is a pillar in the Kingdom’s architectural history. He rose to prominence in the 1950s and 1960s as the nation’s State Architect under the direction of the King. Vann designed many of the iconic structures in Cambodia, including The National Sports Complex, Chaktomuk Conference Hall, and the Independence Monument, among many others, earning him the title of Cambodia’s most prominent architect.Vann Molyvann described his home as a chance to play with new design ideas. Supplied.New Khmer architecture todayAccording to the Vann Molyvann Project, an organization documenting and studying the works of Vann Molyvann and other modernist architecture, the New Khmer Architecture can be characterized as:Chiefly using reinforced concreteVisual and structural references to pre-existing Cambodian construction techniquesCreative use of natural airflow and shading in line with Cambodia’s tropical climateSparing use of ornamentation, chiefly inspired by Angkorian temple decorationsNew Khmer Architecture, according to the Vann Molyvann Project, is underpinned by these characteristics while engaging international modernisms; an adaptation of the prevailing international style of modernism into the local vernacular.Today, the New Khmer Architecture is once again showing itself in Cambodia’s booming construction and property sector. The Room Design Studio, an architectural and interior design firm, is one of the studios bringing Cambodian designs to the forefront of a modernizing country. The Toul Kork Office is a new project by the Room Design Studio. Supplied.“Our human-centered spaces weave the needs of a rapidly-evolving nation and its cultural heritage with a forward-thinking philosophy” is how The Room Design Studio described its operating philosophy behind every project.“At The Room Design Studio, we see each architecture project as a possibility to construct environments that fulfill human needs. Our architects remain committed to and inspired by Cambodian tradition and its wealth of natural resources”The Parliamentary Institute of Cambodia designed by the Room Design Studio. Supplied.Breathing space is a core character of New Khmer Architecture. The One Resort by the Room Design Studio. Supplied.Examples of this new Khmer house architecture are The Skyline Apartments, Parliamentary Institute of Cambodia, and the One Resort which all draw from western influences of using glass and steel while using reinforced concrete to create wide and open spaces, a pillar of Khmer design heavily influenced by the country’s tropical climate.Render of the Landmark 178 by the Room Design Studio. Supplied. This resurgence of Khmer house architecture isn’t exclusive to residential and vacation projects. The Landmark 178 is another example of New Khmer Architecture taking form in Phnom Penh’s expanding office market space.“We took inspiration from the New Khmer Architecture style from the 60s to create a friendly and attractive working environment from the exterior to the interior,” describes the Room Design Studio’s approach when it came to conceptualizing the project.Interiors are an equally important pillar of the local vernacular. Aside from wide-and-open spaces, the sparing use of ornamentation is noticeable in projects inspired by New Khmer Architecture. The Toul Kork Office by the Room Design Studio. Supplied. The Toul Kork Office is a newly constructed rental office building designed as a contemporary landmark in the up-and-coming district. Interestingly, this project has a noticeable lack of pillars in the inside workspace. The Room Design Studio made it so owners have the flexibility to decide their office arrangements without added restrictions. On the outside, the red staircase on the side of the Toul Kork Office serves as a visual marker but, as it stands on the outside of the building, also clears up room for a greater amount of interior rentable space. As with interiors being equally important as exteriors, any Khmer-inspired building today endeavors to deliver in both form and function.“Its red staircase serves as a visual marker but, as it stands on the outside of the building, also clears up room for a greater amount of interior rentable space”The resurgence of the New Khmer Architecture in a modernizing Cambodia certainly gives its cityscapes and identity amid the flurry of new projects announced and completed every year. And with the presence of designers like the Room Design Studio, the Kingdom can rest easy that its traditions will see the dawn of a truly modern Cambodia.Article by:

The site was equipped with infrared thermometers at the gates, and staff regularly carried out temperature detection of all customers and employees who came and went into the area. Engineers and construction workers have overcome the difficulties caused by the epidemic, working day and night, building bricks and tiles with tireless effort, and watering plants and trees with much hope their work will one day pay off.At present, building A of the La Vista one project has completed the binding of 22-story beam slab reinforcement, and concrete pouring is about to begin; building B is under construction of 23-story floor slab support.Hope is an invincible value, especially if it’s looking forward to better days. La Vista one is moving steadily towards what you are looking forward to. Please be patient and wait for the delivery at the end of the year.CharityThe gleam of the candle fire can also stir up the atrium, trickle-down, and eventually merge into the sea. "We benefit from society and we must work hard to give back to society", this is the philosophy that La Vista One advocates. At the beginning of the new year of 2020, La Vista One launched the "Love Khmer, Love in Amethyst" charity activity, donating donations and daily needs to charitable organizations such as the Cambodian Khunthaphua Children's Hospital and the Cambodian Red Cross. The materials are used to care for children with special needs in Cambodia and ultimately give back to the people of Cambodia. In June 2020, during the height of the global pandemic, La Vista One took "the name of epidemic love, good deeds of Khmer" as the public welfare theme, and brought masks, hand sanitizers, and other most urgently needed protective materials in hospitals like the Cambodian Khuntha Phah Children's Hospital, and offer a special warmth to the medical staff and patients here.In October 2020, Cambodia was hit by typhoons, tropical depressions, and heavy rainfall for several days, and floods occurred in many provinces and cities. At 10 am on the 22nd, Mr. Zhao Haosheng, Executive Deputy General Manager of the company affiliated with La Vista One project, Ms. Ye Xin, Director of Marketing, and leaders of various departments of the company walked into the Cambodian Red Cross to donate charity and relief supplies on behalf of all employees of the company. Popular reasons Cambodians choose to study in the United Kingdom
Popular reasons Cambodians choose to study in the United Kingdom
June 7, 2022, 6:53 a.m.
The United Kingdom is an ideal place for future investments, be it in education or in real estate. Supplied.Studying abroad is a trend among Cambodians who come from wealthy families. While there are many popular choices like the United States and Australia, the United Kingdom remains a top choice for them, and here’s why:Popular Reasons Cambodians study in the United KingdomThe United Kingdom, for many years, has been welcoming students from abroad through its network of educational programs and partnerships.According to a 2018/2019 report by the House of Commons, around 485,000 foreign students are studying in the UK. The House of Commons reports around 350,000 of these foreign students are not from the European Union. So, sticking out shouldn’t be much of a concern if you’re a student or a parent. Instead, familiarizing yourself with how you can benefit from educational opportunities in the UK should be a top priority!Internationally recognized programsThe United Kingdom is home to many world-renowned high schools, colleges, universities, and research facilities that offer programs for international students, Cambodians included. Each of these institutions offers exceptional curriculums and post-graduate opportunities that, given enough diligence and time, open lucrative opportunities for Cambodian students within the United Kingdom or even the wider European job market.Top-class educational facilitiesHigh schools and universities in the UK complement their exceptional curriculums with top-tier facilities to further facilitate an environment of learning. Popular courses such as information technology, medicine, mathematics, linguistics, art and design, banking and finance, and business management are done through proper application and guidance of knowledgeable teachers and experts of their chosen fields - further securing an advantage within a highly competitive job market.Learning British EnglishThough English is considered to be an international language nowadays, British English has always stood out as a unique way of speaking, writing, and conversing. Cambodian students who choose to study in the United Kingdom will inevitably learn how to speak (complete with the accent!) and write in the iconic British manner. It’s more than just a cool party trick, it can be your key to a lot of opportunities!TravelingIt’s no secret that the dream of traveling is quite prevalent in today’s youth. The idea of seeing new sights, experiencing different cultures, and learning about them is what would popularly be referred to as #goals.Studying in the United Kingdom definitely can realize any Cambodian students’ dream of experiencing something beyond what they have grown accustomed to. Gaining a new perspective on everyday life is an often forgotten yet important aspect of any holistic educational endeavor.Path to living and working in the UKGraduating from any college, university, research institute, and even high school in the United Kingdom already nets a student a good advantage, be it pursuing further studies or securing a well-paying job. If the student does well, many universities in the United Kingdom will offer Cambodian students the opportunity to live and work in the country immediately after graduating with no field restrictions. That could be a path to more permanent status in the United Kingdom. What happens after graduation?Graduation is a milestone for any student, especially if they're coming from prestigious universities in the United Kingdom. Supplied. The world is anyone’s oyster after graduating. And coming from a prestigious UK university already nets you an advantage you would be wise to take advantage of as a student! All you’ll need now is a place to live. Fortunately, it has become easier for Cambodians to invest in UK property.Leander Group, a private investment group with holdings in both the United Kingdom and Cambodia, is working together with API Global, a UK-based property specialist with a network of leading and reputable developers in the country. The two recently announced a partnership to offer Cambodians the opportunity to own property in the UK’s 2nd most populated area: Birmingham city. Why live and study in Birmingham city? The city is home to many small shops that maintain its quaint appeal while maintaining its position for further urban development. Photo by Khamko. It’s understandable that most would think of London if given the chance to study and eventually work in the United Kingdom. But much like Phnom Penh, Birmingham is seeing its own infrastructure boom and raising its profile as a prime investment hub for the next decade. Let’s take a look at why should Cambodians consider Birmingham for studies and more:Lower cost of living in BirminghamBirmingham has plenty of markets where you can get good deals on different products across cultures. Photo by Birmingham Mail.Birmingham has a considerably lower cost of living than London. Its housing sector, in particular, offers excellent value for an up-and-coming city. Property investors are catching on that Birmingham will likely see great potential uplift in the coming years.Wages are an integral part of any cost of living discussion in any city. While they are higher in London, the cost of living is considerably higher as well - to the point where wages do not adequately realize one’s dream of living in the big city. It’s definitely something that’s been pondered over by many who live in London. On the other hand, Birmingham is offering plenty of urban conveniences without the high cost and crowds associated with most major cities. These conveniences (even luxuries) are attainable for as short as 2 hours of work, including a quantity of Michelin star restaurants and creative hotspots mostly centered around Digbeth. You don’t have to break the bank to enjoy what Birmingham has to offer.Transportation in BirminghamBirmingham is a city with plenty of transportation options that suit your day-to-day needs. Supplied. There are plenty of options when it comes to getting around in Birmingham. Depending on where you want to go, you can take the public trains, buses, and taxi services. Birmingham is quite cycling-friendly with lanes allotted for cyclists to get around the visit - also ideal if you wanna stay active at the same time! You may visit their information center to learn more about available transportation in Birmingham.Since we’re on the topic of transportation, it’s important to mention that Digbeth, Birmingham has been earmarked as the home to the new HS2 train hub site around the corner on Curzon street. This new train hub endeavor is estimated to bring the capital of London even closer by cutting the 2-hour travel time down to just 49 minutes (quicker than crossing one side of London to the other!).The HS2 hub site is expected to attract an estimated £1.5bn of new investment and generate 22,000 jobs in the region, further adding to Birmingham’s already growing potential as a property investment destination.Schools/universities in BirminghamOpen campuses are definitely a treat for Cambodian university students who wish to study in the United Kingdom. Supplied.Foreigners, including Cambodians, are allowed to own and invest in UK properties be it under-construction, new, or resale. Leander Group, a company specializing in UK-based investments for Cambodians, notes that though no additional charges are levied on foreign buyers, there will still be property transaction costs, including legal fees, searches, and reports & registration costs that need to be considered. The chief cost to consider would be the Stamp Duty Land Tax (SDLT). The SDLT applies after a certain price threshold depending on the type of property. According to the UK government, the SDLT threshold is £125,000 for residential properties (beginning April 1, 2021).Getting your foot in the doorThe United Kingdom offers plenty of opportunities whether you’re a parent or a student looking beyond Cambodia to secure your/your child’s future. A degree from any reputable school in the United Kingdom grants its graduates an edge over a highly competitive market and opens many lucrative doors, an enviable position for many. However, studying in the United Kingdom is one thing, and securing your place (literally and figuratively) is another. If there’s anything we want for you to take away from this article, it’s that you may want to look beyond degrees and schools by considering investing in property in the United Kingdom, especially in Birmingham. Because when it comes to a brighter and more secure future, Birmingham will be offering exactly that and a whole lot more in the coming years.Article by:

Boeung Keng Kang district tops property searches in 2020
Boeung Keng Kang district tops property searches in 2020
June 6, 2022, 5:00 p.m.
BKK tops property searches in Phnom Penh for its variety of residential and commercial developments in the district. Supplied.Cambodia’s real estate surge certainly slowed down over the height of pandemic fears in 2020, but that did not mean buyers lost interest in the market altogether. Realestate.com.kh, the largest real estate classifieds portal in Cambodia, reports Boeung Keng Kang (BKK) district topped property search inquiries in 2020.The BKK district’s search volume on Realestate.com.kh was followed by properties in Chamkarmon, Daun Penh, 7 Makara, and Toul Kork. The real estate website collected data from over 2 million visitors to Realestate.com.kh throughout 2020.“2020 was a challenging year for real estate markets globally, including Cambodia. However, there was still some good activity in the market and some very interesting trends that we are still seeing as we enter 2021,” said Thomas O’Sullivan, CEO of Realestate.com.kh.He explains that local and international investors that understand the Cambodian market are very much on the hunt for “good deals” and property for sale under market value. Due to the pandemic and its effects on the property market in Cambodia, many sellers were keen to sell property, even if that meant selling for less than what they might have got pre-pandemic.The first 2 quarters of 2020 appeared bleak to industry experts as Cambodia’s property market, particularly in Phnom Penh, was largely driven by high-end developments geared towards the local elite and foreign investors, the latter being heavily stymied following international travel restrictions. Realestate.com.kh reports that it was also during this time that property searches significantly declined.Chamkarmon is a popular tourist area seeing its fair share of residential and commercial developments over the next few years. Supplied.“Prior to COVID-19, most condominiums would have liked to have been selling more properties to Cambodians, but the international market’s interest in properties here was simply too strong to ignore.” Thomas observed, “And because international buyers typically have stronger purchasing power, developers naturally focused more on the international market; it was much better cash flow for the project.”In an effort to continue to stimulate investment from international buyers, In June 2020, Realestate.com.kh launched the first-ever Black Friday Property Sale in Cambodia which featured new developments and resale properties at discounted prices. The event managed to book over $15,000,000 worth of property across the country in a span of 4 hours. Black Friday Property Sale’s success reignited interest from international buyers but also highlighted the local buyer’s market looking for attractive deals.“As COVID-19 hit, condo developers shifted to focus on the local market. The most successful developers in 2020 were quick to move and adapt to the new market conditions, created payment plans that suited local buyers, and moved their marketing away from GRR, leaseback schemes, etc., as local buyers are less interested in these,” Thomas said.He noted that the most interesting trend to come out of 2020, was the massive shift towards condos for local buyers alongside the sustained popularity of borey properties. The National Bank of Cambodia (NBC) published a 4% growth forecast for the year 2021 on the back of a strong financial sector. The report expects renewed activity in the construction and property sectors following the re-entry of foreign direct investments, revenue recovery, and overall economic growth.Article by:
Toul Kork to expect 4 more shopping destinations by 2021
Toul Kork to expect 4 more shopping destinations by 2021
June 6, 2022, 5:00 p.m.
TK Avenue is a popular shopping destination for its shops and ease of access in Toul Kork district. Supplied.Phnom Penh’s retail market grows as the compact and urban area of Toul Kork is expecting 4 additional shopping destinations by 2021, according to a recent report by The Mall Company (TMC).According to TMC’s report, modern retail properties in Toul Kork are concentrated in the more densely populated north communes namely, Boeng Kak 1 and Boeng Kak 2. The report details that there are 4 modern retail properties operating in these areas with 1 community mall, 2 retail podiums, and 1 shopping mall under development. Toul Kork currently houses 15,292 sqm or 4% of total retail spaces in Phnom Penh. This is expected to swell to 78,753 sqm or 21% of the city’s retail space should all recorded projects meet their 2021 deadline but it should be noted these 2021 figures include data for Phnom Penh Mega Mall where a 2021 launch date has not been confirmed.Toul Kork was put on Phnom Penh’s retail map with TK Avenue and Samai Square. These existing retail spaces are relatively small compared to other larger retail destinations in Phnom Penh as they focus on community mall formats with street frontage and convenient parking/access, according to TMC’s report. The Mall Company’s report suggests that future developments similar to TK Avenue or Big Tree Mall would be popular if there are conveniences such as adequate parking, visibility, convenience, customer flow, and popular tenant mixes able to attract returning retail foot traffic.According to Google’s Mobility Report, Phnom Penh’s retail foot traffic went as low as 40% below baseline in the days following the November 28 incident. Google’s report now shows foot traffic gradually returning to pre-incident levels of just 14% below baseline.Google’s Mobility Report showed a spike in outdoor visits during New Year’s Eve measured at 66% above baseline, the highest since the long Bon Oum Tok holiday back in October. Given Phnom Penh’s residents’ behavior, the city’s consumers, including its shoppers, are eager to visit retail and entertainment destinations once the threat of COVID-19 is under control.Article by:

Chroy Changvar district is home to many modern property developments in Phnom Penh. Supplied. The year 2020 has been a tumultuous year for Phnom Penh’s property market. The city’s rental market, in particular, faced challenges with the dwindling number of tourists and expatriate renters compared to previous years. And while the market itself is gaining its footing amid COVID-19, it is yet to see the same level of activity prior to the pandemic.Key highlights of Phnom Penh rental market update:Phnom Penh rental market saw downward pressure from the recent COVID-19 cases5 Phnom Penh districts see up to 11% lower median rental prices by year-end 2020Sen Sok district offers the lowest residential median rental price as of December 2020Prices displayed on Market Trends are median rental prices found across Phnom Penh and are designed as a guide to navigate price ranges. Realestate.com.kh is advising interested buyers to visit the condominiums for rent in Phnom Penh page for the specific rates of projects they may be interested in.The new round of scares stemming from the November 28 incident put additional pressure on Phnom Penh’s property market. Rental prices recorded in December 2020 logged 5 districts seeing as much as 11% lower median prices.Chroy Changvar and Chbar Ampov saw double-digit changes of 11% and 10%, respectively. As of December 2020, the median rental price in Chroy Changvar is recorded at $600 while Chbar Ampov median rental price is recorded at $675.Median rental prices for Por Sen Chey, 7 Makara, and Sen Sok, similarly saw downward pressures. The Por Sen Chey district faced a 9% decrease in median rental price down to $600 while the more central district of 7 Makara only saw a 7% decrease, resulting in a median rental price of $650.Sen Sok district, an area primed for urban development, experienced a downward pressure of 8% with its median rental price recorded at $550. It is worth noting Sen Sok opened in 2020 with a median rental price of around $1,000. Prices in this district saw significant adjustments as COVID-19 persisted alongside the announcement of new affordable projects in the area.Sen Sok offers the lowest median rental price for condominiums in Phnom Penh as of December 2020.Phnom Penh’s property market is still under pressure from comparatively lower market activity. The November 28 incident, while officially contained, serves as a reminder that without a working vaccine, any prospect of recovery is still susceptible to disruptions. Fortunately, stakeholders in Phnom Penh’s property market have learned to observe basic quarantine measures required to curb further infections until a cure becomes available.Article by:

Le Condé BKK1 achieves $22,450,000 sales in 2020
Le Condé BKK1 achieves $22,450,000 sales in 2020
June 6, 2022, 5:00 p.m.
Sales volume is and always will be the best evidence for how successful and popular a real estate project is. In 2020, when most projects are heavily affected by COVID-19, Le Condé BKK1, one of the prime luxury residential projects in center Phnom Penh, sold a record-breaking $22,450,000 worth of sales in 5 months! How Le Condé achieved this might be very surprising for many. But real estate experts agree this is well within expectations from a well-conceived project sitting in the best location with multiple revolutionary amenities adorned with beautiful interiors.Le Condé BKK1 probably is one of the best practitioners of a localized business strategy; 84% of customers are local Cambodians. Its customer base, and how Le Condé achieved such sales figures in a tough year, shows the developer’s insightful interpretation of the actual need of the local customers.Le Condé was designed and built to offer something different, especially now that the condo market is filled with homogenized products. For example, plenty of projects offer residential gardens but only a few are designed to shade an area as wide as Le Condé’s measuring 800 sqm. This is a very identifiable example of Le Condé’s pragmatic development philosophy: To develop based on the what property seekers in Cambodia need. For Le Condé, the best reward for their continuous effort to create a landmark project in the center of Phnom Penh are the endless streams of customers expressing a keen interest in seeing what it has to offer. To this day, Le Condé sales gallery is still the primary place to visit for those who want to see what a modern home in Phnom Penh should be.To greet the new year Le Condé is launching a series of promotions to express its gratitude to Cambodia’s property market. If you’re looking for a new home in this new year, Le Condé will be offering exclusive sales packages that are right for you!
How can Sky Villa sell over 1 million dollars per unit?
How can Sky Villa sell over 1 million dollars per unit?
June 7, 2022, 3:48 a.m.
Large and expansive landed properties are the ideal properties to own for most Cambodians. But in the last decade, big flats in the city center have become more popular in the Kingdom’s property market. Sky Villa, the premier luxury development in Phnom Penh, is emerging with two of these realities in mind and is delivering the future of luxury living today. The premier large flat choice in Phnom PenhSky Villa is a sky garden-style mansion made up of two 35-storey twin towers, measuring a total height of 140m. It is adjoined at the top with a unique structure for a special amenity, something we’ll get to later. A beautiful vista of Phnom Penh’s growing cityscape from this new urban landmark in the capital.Sky Villa does not only stand out by height but also through its design that showcases a timeless elegance and artistic inspiration in the pursuit of a refined lifestyle. Some even say Sky Villa is more than just a residential product building, but more of a masterpiece of artistic style and luxury design.Since we’re on the topic of artistic style, it’s worth mentioning that Sky Villa was created by CY Lee, the internationally renowned Taiwanese chief architect of the iconic Taipei 101.SKY VILLA lead architect——Li ZuyuanBachelor of Architectural Engineering, National Cheng Kung University,Master of Architecture, Princeton University, USA1978 Founded Li Zuyuan Architects Office1995 Won the First Outstanding Architect Award2003-2006 Waseda University, Japan-Professor of Architectural Research Institute2008 Won the 12th National Art AwardThe Taipei 101 is iconic but not the only project under CY Lee’s belt. The Kaohsiung 85 Sky Tower (Kaohsiung 85 Sky Tower) and Chung Tai Chan Monastery (Chung Tai Chan Monastery), are a few more testaments to his talent as an architect.Sky Villa is the latest iteration of Li Zuyuan's talent and professional experience, breaking through the original artistic height of residential buildings, and is the pinnacle of luxury mansions in Phnom Penh. It has an exclusive style and extraordinary temperament in the city.Walking into this building, you will find that every grass and wood, brick and tile, and even a mouthful of air, all demonstrate health, comfort, and the pinnacle of modern luxury residences should have. An exquisite reception hall will introduce you to all these elements to create a warm sense of home. This is complemented by the abundance of large gardens, spacious terraces, and even complete sports facilities for a truly healthy and relaxing time at home. Sky Villa has an excellent location, bright space, precious materials, exquisite craftsmanship, and unique design, capturing the essence of modern life. Its interior design is seen through its magnificent welcome hall, the atrium sky is 10 meters high, and full natural lighting. The classic butterfly spiral staircase of European aristocracy can move to the mezzanine banquet hall. It is specially customized for high-standard banquets and private parties. On the 35th floor, a sky courtyard can be found that tops off of the overall design of Sky Villa. The sky courtyard creates an alluring environment for harmonious urban life. This sky courtyard is the best choice for those who want to have a private space at the top of Phnom Penh’s growing city skyline.High-end urban facilities, the leading vertical living community The city is blessed with large flatlands and low-density luxury products despite the city’s quickly developing urban lifestyle. Sky Villa's residential units all adopt high-end designs and materials, making it the premier luxury residential product across Phnom Penh.Sky Villa has 256 units and eight types of units, all of which are high-taste luxury units, ideal for individual elites and luxury families. Its large flats range from 272 square meters up to 509 square meters, easily surpassing (by a lot!) any second luxury development in the city. A good portion of this space goes to its wide living areas which is filled with natural light illuminating a magnificent scenery of a wide, comfortable, and beautiful designed home.Additionally, each unit has a ceiling height of 3.6 to 4.1 meters - a more than ideal ceiling height to keep your home cool even in the Cambodian summer months. In addition to the spacious living area, each apartment of Sky Villa has a well-designed large viewing balcony, which can be directly accessed through the glass door of the living room. This is a blank canvass on its own right where you can build a private garden, or use it as a barbecue area or a tea area.If you want to live in a busy city but still enjoy the tranquility of the suburbs, the soundproofing design of the room is particularly important. Sky Villa considers the use of double-layer sound insulation glass, which can effectively block 90% of noise in adjacent rooms and hallways.Given that Phnom Penh is in the tropics turning on the air conditioner with the doors and windows closed for a long time will cause the indoor air to be very dry. Sky Villa avoids this inconvenience by using independent central air-conditioning, effectively facilitating a proper circulation of indoor and outdoor air for better quality. Each apartment type in Sky Villa is designed with more than 2 rooms. Both the master bedroom and the second bedroom have a large space emphasizing on comfort. The bedroom easily accommodates more than 1 large bed of more than 2 meters. These also have a dressing room and cloakroom with no space spared for the type of resident Sky Villa is meant for.The toilet is designed with a separate wet and dry partition for an organized layout. The master bathroom is equipped with a bathtub. The bathroom products are all made of Hansgrohe and Duravit brands, which are beautiful, durable, and easy to clean. The storage cabinets in the bathroom are all suspended and fully enclosed, moisture-proof and dust-proof, and not easy to be messy. The invisible handles ensure safety while maintaining a beautiful appearance. Selected bronze framed mirrors can stretch the visual effect and make the space more open. When it comes to the kitchen, it has a double-row design layout for an optimal refrigerator position. Cabinets are neat and are adequately spaced against a table which can sit 4-6 people at the same time. Whatever the occasion may be, Sky Villa’s kitchen area can accommodate everyone in the family.Sky Villa has a four-story underground parking lot, safe passages for entrances, and 24-hour monitoring equipment to protect the house.Sky villa ensures the security of each home by adopting the three popular unlocking methods of "password + swiping card + key", and are equipped with a full-function video intercom as an additional security measure. In addition, the full-featured video intercom can also be connected with door sensor openings, infrared alarm detectors, smoke detectors and other equipment to upgrade to a security technology protection network, which plays a role in anti-theft and disaster prevention. Each apartment is equipped with an indoor escape door. You can go down the stairs from this door if the elevator cannot be used in an emergency. Sky Villa provides the greatest degree of protection for the owner's life and property safety.Dominating the city skyline and lifestyleLocation is the primary consideration for real estate purchase as it directly determines your living experience and the property’s future value - two things Sky Villa is unparalleled in Phnom Penh’s property market. It sits on the central axis of Phnom Penh City-the southern part of the Olympic Stadium in Makara District. It is adjacent to Sihanoukville Avenue and Polish Republic Avenue. The surrounding area has plenty of transportation options heading towards the many commercial hotspots in the city.Government agencies, embassies of various countries, and international financial banks, and other first-class political and commercial supporting facilities are just around the corner. There are also Olympia shopping malls, Aeon 1 shopping malls, the Russian market, and the famous central market within 3KM of radiation.Living in the city, in addition to the bustling shopping malls, sports centers, etc., are the many famous schools around Sky Villa, allowing parents to have more choices in ensuring their children’s well-being.Sky Villa stands as a testament to Phnom Penh’s future as a prime real estate destination. While the market currently struggles relative to its pre-pandemic activity, it doesn’t discount the desire of many Cambodians, especially among the elite, to realize and own a home that exemplifies the improvement of their city and their lives. The future is truly bright with Sky Villa.Interested in the true elite residence of Phnom Penh? Contact us below!

NBC: 4% economic growth in 2021 lays groundwork for property sector recovery
June 6, 2022, 5:00 p.m.
Koh Pich “Diamond Island” is a hub of many modern residential developments in Phnom Penh. Supplied. The construction and property sector of Cambodia may see a gradual recovery in 2021, says the National Bank of Cambodia. According to NBC’s report last December 21, the Kingdom’s economy is expected to grow by a positive 4% in the first half of 2021 on the back of a robust financial sector.Prior to the outbreak of COVID-19, the Kingdom of Cambodia saw an average of 7% annual economic growth from 2010 to 2019. The effects of COVID-19 in the country were forecasted to cause an overall economic contraction of up to 4% in 2020.NBC’s Macroeconomic and Banking Sector Outlook for 2021 reports that the financial sector’s active asset, mainly composed of the banks, continues to grow and weather the pressures caused by the global pandemic. The report adds that the inflation rate is expected to be at a manageable level of 3%.The World Bank similarly forecasts Cambodia’s economy to grow by 4%. The Asian Development Bank (ADB) is more optimistic about Cambodia’s growth forecasting it to be 5.8% in 2021. But cautions that growth may still be at risk if slowdowns in affected economic sectors persist throughout the year.According to a Khmer Times report, NBC’s report echoes these concerns saying, “The prediction depends solely on the efficacy of the vaccines, the speed in the recovery of Cambodia’s economic partners, and the strengthening of our domestic economic foundation.”The tourism and garment sectors felt the immediate brunt of the pressure while the construction and real estate sectors followed as the pandemic persisted in 2020, according to the report. The report adds that the construction and real estate sectors are expected to see renewed activity in line with the entry of foreign direct investments, revenue recovery, and the overall economic growth to follow.Economic watchdogs and monitoring groups are, across-the-board, optimistic about the Kingdom’s gradual recovery in 2021. A few key developers have also expressed the same positive outlook for Cambodia’s construction and property market.Article by:

Meanchey, Chbar Ampov as new shopping hotspots in 2021-2023
June 6, 2022, 5:01 p.m.
Phnom Penh consumers will be treated to a litany of new shopping destinations come 2021-2023. Photo by Khmer Times. The Kingdom’s shopping scene hit another speed bump as the country grapples with a renewed series of COVID-19 cases. While the year 2020 has dampened an otherwise lively shopping sector, the next few years (2021-2023) should give Cambodian consumers a lot to look forward to.The Mall Company, a retail specialist in Cambodia, recently released a report providing insight and analysis into the current and future retail landscape in Meanchey and Chbar Ampov. You can check this guide on shopping malls in Phnom Penh for currently operating malls.Upcoming shopping hotspots: Meanchey and Chbar AmpovRetail property owners, entrepreneurs, and keen shoppers would be aware that Phnom Penh’s shopping landscape will be seeing a major uplift soon enough. According to a report by The Mall Company, the Chip Mong MegaMall, AEON Mall 3, PH Diamond Mall, and PH Eco Mall are the largest projects rising in Meanchey and Chbar Ampov - expected from Q4 2021 to 2023.While shopping malls are certainly exciting, community malls such as Boueng Snor Food Village and WB Arena are part of the mix, adding variety to Phnom Penh’s outdoor dining and retail scene.Meanchey, the south’s modern shopping districtAEON Mall 3 is the elephant in the room when it comes to big upcoming malls in Phnom Penh. Image courtesy of Cambodia Properties.Khan Meanchey is an expansive area south/southwest of Phnom Penh measuring 43.8km square km in the capital’s southeast. This makes Meanchey one of the largest districts being home to almost 300,000 residents, also making it one of the most populated in Phnom Penh. According to The Mall Company report, Meanchey’s currently operational modern retail space is measured at 6,683 sqm or only 2% of the total modern retail supply. As of December 2020, a total of 174,578 sqm of modern retail supply is under development in the district. The report suggests that should all modern retail projects complete as expected, Meanchey’s contribution to the total modern retail supply in Phnom Penh will swell to 18% by 2025.The urban areas of Khan Meanchey, especially along main roads, reveals a gap in the market for well-positioned, modern community malls. This presents an opportunity to capitalize on the convenience offered by modern community mall formats, made more attractive by easy access for the large demographic.Image render of the upcoming Chip Mong 271 Megamall. Image courtesy of Chip Mong Group. The report suggests that the large scale retail developments within Boueng Tumpun and Chak Angre will drive further residential and population growth in the district. But with COVID-19 currently dampening demand, supply may outstrip demand resulting in a tenant-led market creating an opportunity for retail occupiers to negotiate favorable lease conditions. “For mall developers, flexible leasing strategies are required as well as creative trade zone use, clearly identifiable mall concepts, and looking beyond Cambodia to attract new brands with particular attention to attracting key anchor tenants,” noted Simon Griffiths, Managing Director of The Mall Company.Despite the current struggles of the retail market, The Mall Company’s report cites Sen Sok’s boom as an example of the growth a district may see following a massive commercial project (such as AEON Mall 2). With AEON Mall 3 right around the corner, Meanchey’s property market will likely have its own development boom.Chbar Ampov, a satellite shopping cityImage render of the upcoming Boeung Snor Food Village in Chbar Ampov. Photo courtesy of The Mall Company.Chbar Ampov is a fast-developing district in the southeast of Phnom Penh. Though the district is known for its natural beauty, the area is filled with major modern developments in its pipeline. Both local and international developers are taking advantage of the pristine environment through modern technology and recognition of its future market potential.According to the Mall Company report, Chbar Ampov’s currently operational retail space is measured at 8,122 sqm or only 2% of the city’s total modern retail supply. As of December 2020, the district has 63,723 sqm of modern retail supply in development. The district’s contribution to the total modern retail supply in Phnom Penh will increase to 6% by 2025, provided projects are completed as scheduled.Modern retail supply in Chbar Ampov as of today heavily focuses on food & beverage and convenience with over 85% of supply dedicated to these uses, according to the Mall Company’s report. This provides an opportunity and a gap in the market for main-stream fashion, services, and entertainment to enter the location and capitalize on the strength of the demographic.Koh Norea in Chbar Ampov will soon directly be connected to Koh Pich. Photo by KT/ Khem Sovannara. The Nirouth subdistrict of Chbar Ampov will also become a highlight of the district given it is the site of the upcoming Koh Norea Island City developed by the Overseas Cambodian Investment Corporation (OCIC). Nirouth is also where the bridge connecting Koh Pich and Chbar Ampov will be located, adding another bridge to access the district.Article by:
